Ashcroft was formed in 1990 and specialises
in the acquisition, asset management, development and refurbishment of
retail led town centre schemes. The primary focus of the business has
been to achieve above average returns for our investing partners through
careful acquisition and implementing well thought out asset improvement
opportunities.
The business has operated via a series of joint arrangements
carefully structured to meet the requirements of the investors. Institutional
investors have included SPP/Celexa, Frogmore, Hanover
Property Unit Trust, Lend Lease, PDFM, Charterhouse
Bank, Wimpey, PRICOA, and Charterhouse
Shopping Centre Funds with HSBC. Properties
have been acquired and developed throughout the UK.
Since inception, a total of 23 shopping
centres or other retail schemes (in total some 4m sq.ft.(372,000 m²)
have been bought and sold at an overall traded value in excess of £1 billion.
Prior
to the formation of the Shopping Centre Funds, the average portfolio
IRR was 25% whilst the two Shopping Centre Funds generated equity
IRR's for the investors of 22% and 39% respectively. |
